When It Is Time for a New Roof

The same leak, fixed twice. When repairs keep coming back, or each quote is bigger than the last, it is worth knowing what a re-roof would cost before spending more on the old one.

The signs we look for. Tiles flaking, porous or slipping in several places, a dipping roof line, daylight showing in the loft and old felt underneath that has perished. One of these on its own is often a repair. Several together usually mean the roof has done its job.

Building work on the way. A loft conversion, an extension or new roof windows are a sensible time to renew the covering, while the scaffold is up anyway.

What Goes Into a New Roof

A survey first. We look at the roof and the timbers underneath and talk through the options before anything is priced.

Your choice of covering. Concrete and clay tiles, natural slate and metal, and for flat sections torch-on felt and single-ply membranes. We can match the houses around you or change the look.

Everything under the tiles. A re-roof is the time to renew the membrane and battens, and to deal with the ridge, hips, valleys, flashings and fascias, so the whole roof is new together.

One clear quote. It sets out the work, the materials and the price, so you can compare it properly.

New Roof Questions

What affects the cost of a new roof?

The size and pitch of the roof, the covering you choose, access and scaffolding, and how much needs renewing underneath - membrane, battens, timbers and fascias. Clay tiles and natural slate cost more than concrete tiles. After the survey you get one price for the whole job.

Do I need planning permission for a new roof?

Re-roofing like for like does not normally need planning permission, but changing the material or the shape of the roof can, and listed buildings and conservation areas have their own rules. Replacing more than a quarter of a roof also counts as building work under the Building Regulations, which can mean improving the insulation at the same time.

Can I stay at home while the roof is replaced?

Yes. The work is done from the scaffold outside and the roof is kept weathertight while it is open. Expect some noise, and clear anything stored in the loft before the work starts.

How long will a new roof last?

Well-laid concrete tiles commonly last 50 years or more, and clay tiles and natural slate longer still. The membrane and battens underneath matter as much as the tiles, which is why a re-roof renews them too.
